Johns Island is a district of seventy-two square miles just south of the historic core of Charleston. It was settled as a series of large plantations in the 17th and 18th centuries, and much of it has kept its rural character. It now faces growth pressure in the form of suburban sprawl. The City hired TPUDC to write a Comprehensive Plan and Form-Based Code that would protect that character and still allow for economic growth and development.
The sketches here bring the code down to individual buildings. Hipped roofs, dormers and tiers of porches recur, along with low walls and fences that mark the edge of the street. A small cottage and a cupola-topped building sit in the same series as taller, deeper houses, showing a range of scale.
